Many loans and lenders are limited in criteria as to what they will lend against. Union Fidelity seeks to provide commercially viable solutions beyond the scope of traditional lenders.

We offer both Low Documentation Proof Of Income (Low Doc) and Self Certification of Income for self-employed applicants

Credit Options:

Self Certification -
to 75% LVR for owner occupied
to 75% LVR for investment properties

No Lender's Mortgage Insurance payable

Variable Rate & Fixed Rate (1-5 years) available

Terms:
Principal & Interest 30 years

Interest Only: 1-5 years

At the end of the interest only period the repayments automatically change to Principal & Interest for the remainder of the contract term

Borrower Types:
Companies, Trusts, or Individual Borrowers.

Overseas borrowers for investment loans only.
A borrowing can be for an owner-occupied security to 75% LVR however the loan must not be for consumer coded purposes or >49% of the loan amount for domestic or non investment purposes.

Acceptable Security:
Residential – high rise securities acceptable in selected area's and on the basis that existing lending on the specific building to other clientborrowers is not beyond 20% of the total building or beyond 65% LVR

Exclusions: Mixed Securities Vacant Land Construction Rural Residential Securities Flood prone areas rural leasehold dual key holiday letting or short term tenant units, "bed-sits" or properties less than 50 square metres (livable area)

Other options for loans that do not meet this criteria try No Doc Commercial or Rural Low Doc

Loan Amounts:

Loan Amount (per security): Minimum $200,000

Maximum $1,500,000 at 65% LVR

Maximum Borrower Exposure: Maximum Individual borrowings of $1,500,000-00
