Minus Non Capital Expenses
Minus Owners Wages
= Serviceability for the year
Then put in the existing loan repayments for all other debts per year (excluding this proposed debt or refinance amount)
And the proposed loan amount
You arrive at (hopefully) a net positive serviceability
