Union Fidelity's Commercial Funding is predominantly for individuals and companies who cannot demonstrate income serviceability through Tax returns or financials and thus does not fit into the "standard lending square"

Union Fidelity Capital Funding also specialises in funding clients who are currently in asset management with their existing funder, or alternatively in default with their current financier.

Loan to Value Ratio: Usually to 65- 80% of the value of the landed security - however the higher the LVR as to the increase in risk and rate associated with this loan.

Title of Security Property: Strata & Freehold

Terms of Loans: From 1-5 Years as an interest only loan

Specialised Securities: Specialty securities include childcare centres, B&B's, boarding houses, guest houses considered to 80% LVR.

(Vineyards, Abattoir's, Commercial Tree Plantations, Petrol Stations and Caravan Parks are
viewed as specialised security and we will NOT consider proposals involving these securities)
