The valuation will require 5 of the 6 points to be satisfied to be acceptable for being done as a no doc loan:-

3 comparable sales in the immediate area within 20% of the purchase price / detailed value of each security property
(3 points)
3 comparable sales within the last 3 months in the immediate location
